Did the inspection today. Apart from one damaged window and some roof damage that I felt like a dope for missing the first time I went through (ice dam lifted a corner). The house is quite solid. Great foundation, etc.
The roof has new shingles, but over the old sheeting and an old layer of shingles. We had torrential rain a day ago and nothing was wet through so w000!
Plan so far is to:
- Try to get some credit for those things, but the house was cheap so eh.
- Have the roof repaired and the window changed.
- Replace the water heater and all the plumbing myself. I'll probably do PEX since my aunt has a ton of the stuff left over as well as the tools from when she restored the house she's in.
- Move in.
Since it's just me I'm going to get a small capacity electric water heater and re-locate it in the basement. Then I'll probably get a high-efficiency furnace and install that. THEN I can abandon the B-vent completely and yank it out when I have a complete roof tear-off and replacement done.
You could ask the seller for a credit to offset some of those costs found in the inspection.
That's what we ended up doing. Didn't get much for the credit, but given that I got the house for quite a bit less than ask, I guess I can't complain too much.
